How is borrowing potential estimated?
We subtract other debt payments and the selected credit-card allowance from your chosen share of income. The remaining monthly budget is converted into a loan at the assumed rate plus the stress increase. The result is capped at 7 times annual income for expatriates or 8 times for UAE nationals, rounded down to AED 1,000. The term is the shorter of your selection, 25 years and the assumed remaining years to final repayment age.
The starting assumptions use 50% of income for all debts, a 2-point stress increase and 5% of card limits as a monthly commitment. Living costs, retirement income and individual lender policies require separate review. Self-employed and overseas income require lender verification. No minimum salary or product eligibility is guaranteed. Deposit requirements depend on your profile, property and loan-to-value limits; they are not included in this estimate.

What’s included — and what should I budget for?
This estimate uses a reducing-balance loan with equal monthly repayments and assumes the same interest rate for the full term. It excludes insurance, arrangement, valuation, brokerage, transfer, registration, trustee and other fees. Rates may change after a fixed period. Islamic finance has different contractual structures; request a lender-specific illustration.
Budget separately for your deposit and transaction costs. Dubai sale registration is generally 4% of the purchase price, with allocation subject to the sale agreement; mortgage registration is generally 0.25% of the mortgage value, plus applicable charges. Confirm the complete fee schedule for your transaction.
