Every situation is different.
Let’s make yours easier to understand.
Can I enquire if I’m not a UAE resident?
Yes. Non-residents can enquire about Dubai property finance. Availability, required deposit, eligible income and documentation vary by lender and property. An enquiry does not guarantee that a suitable product is available.
How much deposit will I need?
Your required deposit depends on nationality, residency, property value, intended use and lender criteria. Regulatory loan-to-value limits are maximums; a lender may offer less. Plan separately for transaction fees and keep your deposit from your own resources.
Read the CBUAE mortgage framework ↗︎Is pre-approval a guaranteed mortgage?
No. Pre-approval is conditional and usually time-limited. Final approval depends on the lender’s full checks, acceptable property valuation, required documents and any changes to your circumstances.
Can I refinance and release equity?
It may be possible, depending on your property valuation, outstanding balance, income and lender policy. Consider settlement costs, new fees and the total cost over the full term. A lower monthly payment can still mean more interest overall if you extend the term.
When should I plan finance for off-plan handover?
Start a conversation ahead of the developer’s handover notice. Financing depends on completion status, the project, valuation and lender requirements. Finance for a completed handover property is different from lending against a property still under construction.
What does Islamic home finance involve?
Islamic home finance uses Sharia-compliant structures offered by the financing institution. Pricing, ownership arrangements, fees and early settlement terms depend on the specific product. Ask for its full contractual illustration and Sharia approval details.
What documents should I prepare?
Lenders commonly ask for identity and residency documents, evidence of income, bank statements and property information. Self-employed and non-resident applicants may need additional documents. Request a tailored checklist before sharing files through an agreed secure channel.
Does using this form affect my credit score?
This website does not run a credit check or send an application to a lender. It prepares a message for you to send. A formal application may involve credit enquiries, which the relevant lender should explain.
